1. How is the title transferred? What am I buying? You are buying three things:
a) the corporation which holds the title (fee simple) or may opt to form your own corporation
b) the property, buildings and improvements
c) the business - which includes goodwill

2. How secure is it? The process is similar to property in the north where titles, liens and registrations are all researched beforehand and during the purchase process. The paperwork on this property is solid. A very important feature when you make a real estate purchase in Mexico.

3. To live and work here, you will need what is called an FM3. This is accomplished when the corporation offers you employment in formal letter form, and this, with other documentation is presented to Mexican Immigration. The current owner and the owner's Mexican business associates will assist you with this part of the process.

4. Yes, you must have Mexican employees. The owner's title/job description is administrator/manager. This will be the purchaser's job. You will also paint, clean, build, promote, etc. The important thing is to NOT do things professionally or publicly.

5. Minimum wage in Mexico is roughly $80 pesos per day. Here we pay well to keep good staff happy, around $200 pesos per day. Current Mexican law requires that we pay Christmas bonus, Statutory Holidays, severance pay, health care and housing program. All are reasonable.

6. Who handles the transaction? A notary licensed by the Mexican government acts as civil attorney and escrow officer.

7. How Long Does a Typical Transaction Like This Take? Once all the paperwork is completed it is sent to Mexico City and is completed in three to four months.

8. What are Mexican Taxes? Current Municipal, State and Federal taxes average $300USD to $2200 USD per year, depending on the classification of registration with Hacienda.

9. How much are utilities? Water, electric, sewer, gas and phone average ~$300 US per month.

10. How long is the tourist season? The busiest months are December, January, February, March and April - with a six week lead-in either side. Occupancy rates have varied greatly in the last six years. Rates during the 2006, 2007 seasons came in at more than 80%!! Current rates have been down during the recent economic downturn. The good news is that Las Casitas has been serving the public well for 17 years. This has resulted in a soild return client base and a wealth of positive word of mouth advertising.

11. The property is 890 square meters (approximately 1/3 of an acre). The long side is on the road, creating ample parking. There are six rental units: two suites with full bath, one of which can accommodate up to three guests and the other can accommodate up to four guests. There are two rooms with private half-baths, with shared showers. There is one room with shared bathroom facilities. Another unit is missing very little to become a another suite with complete private bath. There is space available to add on or construct more rentable space or owners quarters. Get creative, add you own touches and make Las Casitas yours.

12. Importantly the sale price also includes these features: Extensive landscaping with established gardens, five very well put together service areas, attractive and durable fencing, two electrical services including a 220 Volt service built to Canadian commercial standards, numerous murals, etched and leaded glass lamps and windows, off the street owners parking and may other artistic and attractive details. The 80 plus year old adobe buildings, the Palo de Arco building, fabulous kitchen and other buildings having been thoughtfully and meticulously maintained. This property really is turnkey.
